Early Contractor Involvement (ECI) integrates contractors into the project lifecycle from the early stages, beginning during design. This early engagement allows contractors to provide valuable input on constructability, cost estimates, and scheduling, shaping a more efficient and practical project plan. ECI fosters collaboration among all stakeholders, promoting innovative solutions and better alignment between design and construction efforts. Whether through formal agreements for preconstruction services or informal consultations, ECI aims to enhance project quality, reduce risks, and improve overall project outcomes.

Design-build is a project delivery method where a single party manages both design and construction. This approach consolidates services under one contract, enhancing coordination and communication between teams, leading to efficient project execution and alignment with client goals.

Design-build offers several benefits, such as qualification-based procurement that focuses on team expertise and active owner involvement during the design phase. It also allocates risks to those best equipped to manage them and allows for a phased or segmented approach to the design to enable the initiation of construction prior to all facets of the design being completed to improve schedule.

At Forgen, our design-build services streamline project lifecycles by integrating design and construction, enhancing efficiency, reducing costs, and ensuring high quality. We are experienced and ready to serve as a prime contract holder, individually or through partnerships. While we do not perform final design work in-house, we collaborate with engineering firms to lead the design efforts. We integrate our construction teams closely with our clients and design partners from the outset to align on project vision and goals.

Progressive design-build is a project delivery framework that facilitates collaboration and flexibility amongst the Client, designer and contractor. In this approach, the design and construction teams work together for the client from the early stages, allowing for real-time adjustments and refinements as the project progresses. This method enhances communication, reduces risks, and ensures that the project aligns closely with the client’s vision and goals. By integrating design and construction phases, progressive design-build leads to more efficient project execution, cost savings, and higher quality outcomes. 

Our progressive design-build approach emphasizes innovation, flexibility, and client involvement, offering dynamic project delivery. We engage in progressive design-build efforts at various stages of design completion, from 0-60%, and have successfully participated in both competitive and negotiated projects at 100% design completion. 

Construction manager at risk (CMAR) and Construction Manager/General Contractor (CMGC) are project delivery methods that emphasize early collaboration and integrated project management to enhance outcomes.  These methods differ from Design Build and Progressive Design Build in that the design team continues to contract directly with the owner rather than the contractor, enabling the owner to have final direction and control of the design process from start to finish.

The early involvement by the contractor team allows for close cooperation between major project stakeholders, the construction manager, designers, and the owner, ensuring project goals are well-defined and potential risks are identified and mitigated from the start. The benefits of CMAR include cost control, risk mitigation, and high-quality outcomes. During pre-construction, detailed planning, budgeting, and scheduling are prioritized, as is coordination with stakeholders to refine the project scope. When the project reaches the final design stage, the owner can either put the project out to bid or negotiate directly with the construction manager for a construction price. If selected, the construction manager then handles the project execution, prioritizing quality control and adherence to safety standards.

The CMGC method combines the roles of construction manager and general contractor into a single entity, integrating construction management and general contracting responsibilities from the early stages of a project. Similarly, in the CMAR approach, the construction manager is engaged early in the design process with the goal of managing the evolution of the project scope through the design process to be within the overall project budget and timeline. This approach fosters better collaboration, early problem identification, and streamlined decision-making, resulting in more efficient project delivery and enhanced overall project outcomes. The construction manager is involved from the start, offering insights during the design phase and handling general contracting duties during the construction phase. This dual role ensures cohesive planning and execution, leading to improved project efficiency and quality.
